• Obtain missing signatures on the Offer to Purchase and disclosures as needed
• Coordinate delivery of due diligence (DD) and earnest money (EM) checks, if needed
• Obtain signed copies of DD and EM acknowledgements
• Email executed paperwork to the client when needed
• Communicate with the buyer’s agent, attorney, and lender
• Add due diligence date, walk-through, and closing to agent’s calendar when given access
• Send attorney information sheet to be completed by the client
• Draft and send repair requests and contract amendments to clients for electronic signatures, if needed
• Confirm repair requests are executed prior to the due diligence date
• Order home warranty when applicable and send invoice to attorney’s office
• Collect repair receipts/invoices from clients and send to buyer’s agent, if needed
• Review closing disclosure/HUD (agent provides final approval)
• Confirm final walk-through and key information
• Confirm funds are at attorney’s office and deed is recorded
• Retrieve documents needed for broker’s office for file compliance (agent responsible for uploading disbursement)
